NYC Contractor Leads — Commission-Only.
Zero Upfront.
We match renovation opportunities to open NYC DOB permit signals. You pay only when your client's deposit clears.
ILLUSTRATIVE UI — no customer or revenue claim.
Pay for verified growth, not for a list of leads.
$0 due up front. Commission applies only to verified new revenue under the existing 12% / 8% / 5% tiered model. “Verified” means the revenue is matched to the attribution trail and the cleared deposit evidence.
How this differs from Angi, Thumbtack, and HomeAdvisor-style lead buying
| Typical lead marketplace model | Socio model |
|---|---|
| Pay for a lead or inquiry whether or not it closes. | Commission is triggered by verified cleared revenue. |
| The same lead may be routed to multiple providers. | Socio's attribution trail is tied to the opportunity and follow-up record. |
| Your cost can begin before you know whether the project is real. | The model starts with $0 upfront and reconciles against cleared payment evidence. |
How we verify a lead is real
The product is not just the lead. The product is the evidence chain around the lead.
Filed NYC DOB NOW / BIS permit activity provides the renovation signal.
The opportunity is tied to a recorded interaction before the sales process.
The current agreement states that commission is generated only when the client deposit is credited to the verified commercial account.
The whole agreement is one page.
Read the agreement before you talk to us. The supplied contractor agreement states zero fixed fees, a 60-day pilot condition, commission only after verified deposit, and a $40,000 annual cap.

Using the same progressive tier calculation already implemented on the contractor page.
Illustrative arithmetic only. It assumes the full $80,000 is the verified revenue basis and applies the progressive 12/8/5% schedule shown on the existing contractor calculator.

Questions contractors actually ask
What happens if the deal falls through after the walkthrough?
If the client does not deposit the project funds, Socio does not charge a commission. The current contractor agreement states that commission is generated only when the client deposits the project advance into the contractor's verified commercial account.
How do you actually find these leads?
Socio monitors filed NYC DOB NOW and BIS permit activity and uses those signals alongside registered lead and follow-up activity to identify renovation opportunities.
Is this compliant with DOB rules?
Socio uses publicly filed permit information as an opportunity signal. This page is not legal advice; contractors remain responsible for their own licensing, permitting, solicitation, and other legal obligations.
What if I don't want a specific lead?
You control whether to pursue an opportunity. The Socio model is performance-based, so a lead that does not become verified cleared revenue does not generate a commission.
